Roblin property tax estimator
Estimate municipal tax, school tax, rebates and your net annual tax — and compare today's farm-only Ag Tax Credit with a comparison scenario that spreads the same credit budget across all taxable property. This is an estimate, not your tax notice, and the comparison is not adopted policy or a promise.
Amounts you type are calculated in your browser and never saved or sent. If you are signed in as staff and use the saved-property search, your search words are sent to our server to find matches.

1. Your property
Add each part of your property separately using the market assessment for each class on your assessment notice. Don't put farmland and a house in one total.
Tax treatment
Portion: farm land and farm buildings 26%, residential 45%, other 65% (Reg. 184/98). Reference — confirm Man. Reg. 184/98 (s.3(e) Residential 1 45%, s.6(1)(b) farm buildings are Farm Property, s.19.1 farm 26%); Municipal Assessment Act s.23(2) farm ESL exemption — cited by the project owner; your class is on your assessment notice
2. Per-property charges from your tax notice
These are flat amounts per property; the budget total can't be split into your amount. Enter the total of each charge across all the property rolls included above. Leave "Unknown" if you don't have your notice — they will be left out and flagged.
3. Credits and rebates
2026 MASC estimate — final program details pending. It is a later application rebate, not a deduction on your tax notice. Farm residences and buildings are excluded. Seniors school tax credits are not included.
4. Your estimate and comparison
Not your final 2026 taxes. The general rate (12.293 mills) is a 2026 budget reference, not confirmed against an adopted tax notice. By-law 10-26 calculates the Ag Tax Credit on a 10.487 mill base, which differs from that 12.293 budget rate; the calculator follows the bylaw. Check both against your notice.
- 6 per-property charge(s) are unknown and NOT included. Enter them from your tax notice or mark "none".
General rate: 12.293 → 10.4873 mills with no Ag Tax Credit.

Under the comparison scenario your estimated tax notice would fall by $165.09.
With the lower general rate it would fall by $162.51 (-13.1%).
School tax, HATC, MASC and per-property charges are identical in both columns; only the municipal credit changes.
How the comparison scenario works
2026 Ag Tax Credit budget: $594,322.22 (By-law 10-26 Schedule A grand total; matches the 2026 budget column — the $595,000 figure is next year's column).
Today it goes only to Class 30 farm property: 31.312% × 10.487 mills ≈ 3.2837 mills on $180,991,460 of portioned farm assessment.
General credit = $594,322.22 ÷ $324,005,760 × 1,000 = 1.8343 mills on every portioned municipal assessment dollar. Over the whole base this returns exactly the same total budget.
Giving every property 31.312% instead would cost far more than the current budget, so that is not a budget-neutral option.
The Ag Tax Credit is applied to municipal taxes only (By-law 10-26 calls it a credit "on municipal taxes"). It is not applied to school tax or per-property charges.
